This is an example of a house which was advertised for sale for over a year that Home Staging turned into an attractive real estate transaction quickly, easily and with low costs.
Object for sale: house built in the ’70, around 120 m2 livable space. A typical problem: inherited house which caused white nights to the owners because it seemed like nobody was interested in buying their property.
Kyburz Real Estate GmbH was hired by the owners to carry out a professional Home Staging. After the first visit of the house, the owners chose the complete service package: with innovative and inexpensive cardboard furniture system. The complete package also includes an analysis of the property’s positioning and expert advice, photographs for visualizations, identification of the target group for the sale; overall a selling plan that doesn’t leave aside the craftsmen for renovation work, any removal and storage of furniture, furnishing the property with rental furniture, neutral accessories and the preparation of the property for sale (ads photos, visit preparation, etc.).
An unkempt lawn and too many bushes made the yard seem little and useless. In only half-day work, the gardener trimmed the bushes and mowed the lawn transforming the terrace in a comfortable place with a spacious playground for children.
The house was divided in four smaller rooms. Without the furniture the rooms are empty and uninviting. Adding furniture helps in showing the real potential of each room: for example the living room that is spacious enough for a big dining table and a sofa on the side. Adding a modular bed in the children’s room made it appear more spacious and cozy.
The reactions of potential buyers were noticeably more positive after the Home Staging with cardboard furniture.
Success through Home Staging: exactly 3 months after the Home Staging the house was successfully sold to a young family at the offered price without any negotiations.
